An Appropriate Assessment was prepared for Teignbridge District Council, Devon, on a Habitats Regulations Assessment under Section 48 of the Conservation (Natural Habitats &c.) (Amendment) Regulations 2007 in respect of an outline planning application for residential development. 

The report developed an impact and mitigation methodology suitable for use in similar applications in the district. The main impact affecting two N2K sites was identified as increased recreation pressure from land and water-based activities.  Screening concluded that there was a risk of a significant effect on N2K sites, in combination with other developments. 

It was concluded that, without secured mitigation, it would not be possible to ascertain that the proposal, in combination with other development in the area, would not have an adverse effect on integrity of the N2K sites. Provision of alternative greenspace and access management measures for these sites were recommended.
